URGENT COMPLAINT: Unauthorized Entry, Illegal Procedure and Professional Misconduct by Orkin Technician(Vivian) I have been a resident in good standing for over 20 years. I am writing to file an urgent complaint regarding unauthorized entry and highly unprofessional conduct by Vivian, an Orkin technician at my residence, which is a direct violation of tenant rights and legal entry procedures. Orkin(Vivian) entry was not scheduled, not part of a required inspection, and was a spur-of-the-moment without the resident's knowledge or consent. This complaint will inform Orkin that their contractor is being used by Property Management to violate tenant law. No Orkin Notice(Unacceptable) Property Management is actively creating an unsafe environment. This is a failure of professional courtesy and proper communication. Repeated Unauthorized Entry The unauthorized entry attempts into residents units by Orkin(Vivian) at this property, constitutes a serious professional violation and subjects me to illegal Property Management Harassment. Tuesday, October 28, 2025 Unit #306 - "Can you put a shirt and pants on."---Vivian, (Orkin) Unity #304 - "The notice said inspection all week." - Vivian (Orkin) The inspection letter posted in the common areas did not specify Orkin services. Thursday, October 30, 2025 Vivian was back unannounced and again without proper property notice. Misleading Community Letter Property Management is creating confusing community letters. They have the ability to communicate properly(deliver notices, attach notes), but they choose not to. Unidentifiable Orkin Contractor Vivian was not in uniform and did not have a name tag during either unannounced visit. A resident has no way of verifying that an individual without identification is legitimate. Unnecessary Knocking If Vivian has time to arrive unannounced, then Vivian has time to wait. Vivian was asked to stop knocking. Loud and Wrong Vivian and Property Management are prioritizing disruption over professionalism. Lack of Proper Notice("Orkin Inspection"). Surveillance Camera Footage The video footage is visual evidence of violation(s). Orkin is being used by property management to violate residents legal right to privacy and peaceful enjoyment. Violation of Rights This was a wanton and willful disregard for personal rights, safety, and property, which Orkin needs to address. Request for Action I demand that Orkin immediately investigate the technician involved and formally instruct all Orkin personnel servicing this property to strictly adhere to legal notice requirements (24-48 hours specific written notice delivered to the resident's door). I expect Orkin to uphold a professional standard that respects resident rights and their rights. Thank you in advance for your timely assistance. I chose Orkin to be our pest service provider for the childcare center and Youth Center on JBA, but my experience with them has been nothing short of a nightmare. The technicians and managers seem to be on entirely different pages. The technicians are consistently no-shows, and we have to repeatedly call to reschedule missed spray appointments. Despite discussing these issues with management multiple times and receiving assurances that they would fix the no-show problem, there has been no follow-up and no improvement. Mikon Services
